Log in, find your work, update progress, upload photos, and submit jobs for inspection — all in one place.

Logging In

Use the credentials your broker sent you

Your broker creates your account and sends you a login link. Go to the Flipsterz login page and enter your email and password. If you've never logged in before, click Forgot Password to set your password via email.

You land on the Dashboard

Your dashboard shows all properties you've been given access to. Click a property to open the project view and see your work.

Finding Your Work

Tasks are the major scopes of work — Flooring, Roofing, Kitchen, etc.

Open the Property

From your dashboard, click the property address to open the project page. You'll see the Task Board — a grid of status cards, one per scope of work.

Find Tasks Assigned to You

Look for cards with the In Progress status — those are active jobs. Cards in Draft are still being scoped by the broker.

Click a Task Card to Open It

Click the View Progress (or similar) button on the task card to open the task detail page. Here you'll see the kanban board with all sub-tasks broken out into steps.

Updating the Kanban Board

The kanban board is your daily to-do list. Four columns, drag cards to update status.

Not Started

Work you haven't touched yet. It starts here.

In Progress

Drag a card here when you start working on it.

Awaiting Review

Drag here when your piece is done and needs the broker's eyes on it.

Complete

The broker moves cards here after approving. You'll see this grow as jobs are signed off.

How to drag: Click and hold a sub-task card, then drag it to the column that matches where the work actually stands. The status saves automatically — no Save button needed.

The Sub-Task Detail Page

Click Details on any kanban card to open the full view for that sub-task.

Upload Progress Photos

Click Add Photos in the Photos section. You can upload multiple at once. Photos are automatically organized and thumbnail-previewed. Before-and-after shots are especially useful when the broker reviews your work.

Leave Notes in the Activity Thread

The right side of the page has an Activity Thread — a running log of everything that's happened on this sub-task. Type a note in the box at the bottom and hit Send. Your broker sees every note in real time. Good notes = fewer surprises.

Upload Documents if Needed

Got a material receipt, a product spec sheet, or a permit? Upload it under Documents so the broker has everything in one place.

Submitting Work for Review

When your piece of work is done and ready for inspection, this is how you signal it.

Open the Sub-Task Detail Page

Navigate to the sub-task you've finished. You'll see a blue "Ready for Inspection?" card on the right side if the work hasn't been submitted yet.

Optionally Add a Note, Then Click Submit

You can write a quick note — "Tile installed and grouted, caulked all edges" — before hitting Submit for Review. This note appears in the activity thread and gives the broker helpful context during inspection.

The Broker Gets Notified Automatically

The task status flips to Needs Review and a red smart alert fires on the broker's project HUD. You don't need to call or text — Flipsterz handles the handoff.

If the Broker Requests Rework

It happens — here's what to expect and what to do.

Check the Activity Thread

When the broker bounces work back, they're required to write an explanation. Open the sub-task detail page and read the latest entry in the Activity Thread — it will be marked Rework Requested and explain exactly what needs to be corrected.

Fix the Issue, Then Resubmit

Make the correction. You can leave a note in the activity thread to let the broker know what you did. Once it's done, click Submit for Review again to send it back for inspection.

Communication tip: If you disagree with the rework request or need clarification, use the activity thread — don't just resubmit without addressing it. The broker reads every note.

Win the bid

The broker reviews all bids and picks the winner. You get a notification: "You won the bid on a kitchen remodel in Apopka — $4,800."

Subscribe to accept & get paid

A small monthly subscription gives you full project access — the task board, photos, documents, and the submit-for-review flow. You get the job, you get paid. We get a small cut for connecting you. Fair deal.

Coming in Phase 2. For now, your broker will add you directly to their project. This page will update when open bids go live.
